If you didn’t realize prior to visiting my web site, you now know that transacting real estate is a complicated legal process.  Fortunately, as your agent I will make sure you understand the steps, each of the required documents and make sure the “T”s are crossed and “I”s dotted.  Nevertheless some clients like to preview the legal forms.  On this web page I have included several of the most common forms. 

 

Offer to Buy a Home:

A purchase and sale agreement, or as many people call it a “P&S” is the New Hampshire specific document a buyer and their agent will complete to submit an offer to a seller and their agent.

Understand the Relationship between You and Your Agent:

The state of New Hampshire requires real estate agents to provide each customer, buyer or seller an agency disclosure agreement.  This is not actually a contract, but a document that informs you of the various agent relationships with their clients and in what capacity an agent works for you.

Put your House Up for Sale:

If you determine to sell your house through me and have me handle the marketing, appointments (showings, inspections, appraisals, etc), closing and legal documents you will have to complete the listing agreement.

Buy a Home with Me Representing You:

One aspect of working with a real estate agent that many people don’t understand is the buyer’s relationship with their agent.  Traditionally, all agents work for the sellers of homes.  This is logical as the sellers, not buyers, pay the agents’ fees.  Obviously this situation does not advantageous for buyers.  To respond to buyers’ needs and provide a better service, real estate professionals are now offering representation for buyers that would still be paid from the sellers’ fees, but legally the buyer’s agent is contractually working with the buyer.    

What you really need to know is that the following buyer’s agency agreement legally commits buyers’ agents to best representing the buyers.  In turn it legally binds the buyer to buying through their agent for a time specified in the agreement.  In a nutshell, after a buyer and agent work together through a showing or two and know they work well together the buyer should sign up their agent using the Buyer Agency form.

Seller Officially Discloses Information:

The seller of a home must complete the seller’s statement.  In this statement the seller answers standard questions about general information of the home, hazardous materials, insulation, water and sewer.  This document should be provided to all prospective buyers of the home for review and is signed by the seller.
